• WHEN WILL THE FIRST PHASE BE OPERATIONAL ?
It is currently estimated that the first phase will be operational during the last quarter of 2017.
• IS AYLA A “GATED COMMUNITY” ?
Ayla is a gated community that provides its residents with privacy and security. Certain areas within Ayla are open to the public such as the Marina Village which is the commercial hub of the community, the Hotels and the Golf Course. Accessibility and privacy are ensured through dedicated access points to the various private and public areas.
• ARE PETS ALLOWED ?
Some pets are allowed, however this is subject to prior approval from Ayla’s facility management.
7. ARE THERE ANY REGULATIONS RELATED TO MANAGING THE INCOMING TRAFFIC AND CROWD INTO AYLA ?
Some of the Ayla project components such as the Marina Village and Hotels will be accessible to the general public while residential areas will remain secure and will only be accessible to Ayla residents. Entry to some of the facilities such as The Golf Course will also remain exclusive to members or to visitors who opt for a day usage package.
These measures will help Ayla ensure that crowds are managed in such a way that both Ayla residents and visitors enjoy their time at Ayla.
• WILL THERE BE A MEDICAL FACILITY ?
Ayla is located within the city of Aqaba and access to Aqaba’s medical facilities which are within a 3KM radius is easily done. Nonetheless, a clinic within the Marina Village is planned to provide first aid services.
• IS AYLA HANDICAP ACCESSIBLE ?
Ayla has taken the necessary steps to implement systems allowing individuals with special needs to access the main attraction points within Ayla. Both residents and visitors with special needs will be presented with structures that will assist them in easily moving around the project.
• HOW MANY BOATS DOES THE MARINA ACCOMMODATE ?
The marina ‘s first phase accommodates 186 berths, with the possibility of expanding it to be around 300 berths.
• WILL THERE BE ANY SPECIAL REQUIREMENTS WHEN ENTERING OR LEAVING THE MARINA ?
Entering or leaving Ayla’s marina will have the same requirements as the other marinas in Aqaba, with the additional requirement of respecting the adjoining International border and Royal Palace security. This means following a specific path for a short distance when entering or leaving, which is around 250 metre from the south end of the east breakwater all in coordination with Ayla’s Marina and Navy Tower located at the Lagoon’s entrance.
• DO THE HOUSING UNITS COME WITH DEDICATED BERTHS? AND CAN I CHOOSE MY BERTH ?
The leasing of berths will be under a separate agreement between the residents and the marina management. This also applies to the berths surrounding the Island Apartments. A few of the Peninsula Villas come with their own dedicated berths. Different berths are designed to accommodate different sizes of boats, so boat owners will be given a choice of available berths from the ones that are appropriate for their boat. The Selection will be on a first come first serve basis, however owners of units in the Island Apartments will be given priority for the berths that surround the Island Apartments if available.
• WHAT SIZES OF BOATS DOES THE MARINA ACCOMMODATE ?
For the first phase, it will accommodate up to 20+ metre boats while the future expansion will accommodate 40+ metre
Dry-stack will accommodate up to 11 metre boats.
• WILL THERE BE A MAINTENANCE FACILITY FOR THE BOATS ?
Boats maintenance facilities will be available (outsourced) to support the operations in 2018.
• WILL THERE BE A STORAGE FACILITY ?
Storage of boats will only be available at the dry stack. The boat storage has a capacity of 118 boats, and it will be operational in 2019.
• WHAT TYPE OF SERVICES WILL BE PROVIDED AT THE MARINA ?• External washing & drying • Sewage & oil pump out • Iced beverages • Garbage bags collection • Local information & weather forecasts • First-aid support • Golf cart & buggy transport
• WILL JET SKIS BE ALLOWED ?
No, jet skis will not be allowed in any of the lagoons, and will not be allowed to enter nor exit the Marina. Ayla will not have berths for jet skis.
• HOW MANY LAGOONS DOES AYLA HAVE ?
Ayla enjoys 235 metres of seafront on the Gulf of Aqaba, and has created three large lagoons and the “Creek” with a total area around 750,000 SQM thus creating 17km of additional waterfront to Aqaba. One of the lagoons is dedicated for the marina and is open to the sea, while the others are raised above sea level and are for swimming and motor-less water activities only.
• DOES AYLA HAVE A BEACH OR A BEACH CLUB ?
There are 17 white sandy beaches spread out throughout the project, 8 of which are for the use of the residents. For the first phase, there will be at least 2 beach clubs with swimming pools restaurants and other services in two of the beaches, with more to be added as the project develops. Creek and Lagoons beach clubs are available for Ayla’s residents. The other beaches are dedicated for the hotels, with 1 or 2 open to paying outside guests.
The white silica sand was locally sourced from Al Humaymeh, very close to Aqaba.
In addition, some districts have their own pools to be shared by a cluster of buildings within that district.
• IS THE WATER OF THE LAGOONS CLEAN ?
Significant effort was taken during the design of the lagoons to ensure that the water remains clean. The water is continuously circulated through a series of pumps (fully powered by onsite solar panels) from the open sea to the upper lagoons.. The water then falls naturally by gravity over weirs to the Marina lagoon (creating interesting views and sounds in small waterfalls) and then back out sea, ensuring continuous circulation of fresh sea water throughout all the lagoons. After 3 years of actual operation, the clarity of the water of the lagoons is a clear sign that the system is working as originally designed.
• IS IT SAFE TO SWIM IN THE LAGOONS ?
Swimming in the lagoons is similar to swimming in the Red Sea and the same precautions need to be taken. The main differentiating features of the swimming lagoons are that they are enclosed and only 2 metre deep. Swimming in the Marina lagoon is not allowed due to the movement of boats.
• ARE THERE FISH IN THE LAGOONS ?
Since the water is pumped from the sea, marine life is thriving in the lagoons which is a testament to the quality of the water. The lagoons are now serving as a breeding ground for many species since they are protected, which will help increase their numbers in the Gulf of Aqaba as well. Ayla is also embedding the development of artificial reefs in the lagoons to encourage the growth of corals. We expect the lagoons to be a destination for snorkeling enthusiasts in the future.
• IS FISHING ALLOWED IN THE LAGOONS ?
Fishing is not allowed in Ayla. Recreational fishing for children may be allowed in designated areas only under the auspices of an operator approved by the management.

• WHEN CAN I MOVE IN ?
Owners who buy in the Island Apartments can move in starting from June 2016. Owners of units provided that they complete the sales transactions and balance payments for their respective units. In other districts residents can move in once their units are complete as per the schedule of each district. • DOES THE SERVICE CHARGE COVER THE MAINTENANCE AND CLEANING OF THE UNITS ?
FOR ALL TYPES OF APARTMENTS
What is covered under the service charge payments, is cleaning and maintenance of all common spaces exterior to the unit front door, that means, cleaning and repairs maintenance of pathways, walkways, stairs, yards, landscape, exterior walls, exterior light fixtures on walls, railings, baseboards, exterior wooden furniture, benches, pergolas, shades, fabric, swimming pools water maintenance and cleaning, pool side umbrellas and pool furniture.
Cleaning and maintenance will be up to the exterior gate of the Villa (exterior villa perimeter fence) meaning: cleaning and maintaining outside sidewalks, curbs, landscape areas, paint of exterior walls, repairs to exterior lighting fixtures, light poles adjacent to the villa.
POST MOVE SERVICES
Upon tenant request, post moving cleaning services could be offered through Ayla’s Facilities Management to be billed separately.
Upon tenant request, Ayla Facilities Management could arrange with certain service providers, such as landscapers or pest control to offer extra services inside the units (at owner cost)-Prices determined according to required scope of service.
Electro mechanical inspection and commissioning of A/C and lighting systems, will be conducted upon tenant’s request and repairs will be billed separately.
• DETAILS ABOUT LEASE/RESELL.
The owner of the unit has the right to lease it to a third party for less than a month for the Island Apartments, and need to officially inform Ayla in advance.
The unit owner remains responsible for making timely payments of the fees and charges due for the unit owned.
SELLING (CHANGE OF OWNERSHIP)
The unit owner has the total right to re-sell his unit, or transfer ownership to a third party, after informing the developer (Ayla) in writing of his decision and by settling all due service charge or utility or services’ payments to Ayla.
The new owner of the unit will sign a declaration of responsibility for any unpaid dues by the original owner.
There will be additional fee of 2% paid to Ayla in case of selling any unit during construction.
The change of ownership fees will be covered by the customer.
• DETAILS ABOUT PARKING
ISLAND APARTMENTS PARKING SPOTS
Parking spots on the designated areas, will be for residents without any particular assignment of specific spaces to a specific unit.
Due to the limited number of parking spots available on the islands, these spots will mainly be used for drop offs, and short term visitors.
No overnight parking policy to be enforced: Sign to be installed and/or closures of the spots.
